II.       APPROVAL OF PRIOR MEETING MINUTES

A.                 November 19, 2007 Plan Commission Regular Meeting

III.             PUBLIC HEARINGS    

A.                Z-17-2007; 7055 High Grove Boulevard (Kosich); Text Amendment, Special Use and Findings of Fact – Continued

Plan Commission Action:  Continued to the January 21, 2007 Plan Commission Meeting

Requests special use approval to permit a medical office building within the LI Light Industrial District.

B.        Z-21-2007; 8501 Kingery Highway (Falco) – Special Use and Findings of Fact – Continued from November 5, 2007

Plan Commission Action:  Recommended Approval to the Village Board w/ Conditions

Requests the following zoning reviews and approvals relative to the Burr Ridge Zoning Ordinance: special use approval as per Section VIII.C.2.aa to add an outdoor dining area to the existing Falco’s Restaurant; special use approval as per Section VIII.C.2.p to construct a new, freestanding restaurant  with a drive-through restaurant; a variation from Section XI.C.11.a.2.a to reduce the landscaping yard between a parking lot and a residential property line from 30 feet to 22 feet; a variation or amendment to Section IV.E.1 to allow multiple buildings on a single parcel or to allow a B-2 Planned Unit Development on a 3 acre property rather than the required 5 acres for a Planned Unit Development; all of which is to seek site plan approval as per Section VIII.A.9 for the construction of a retail strip center and a freestanding restaurant on the existing B-2 District property all for the property commonly known as 8501 Kingery Highway.

C.                 Z-25-2007; 5921 Madison Street and 9 Clubside Court (Salb) – Rezoning, Special Use and Findings of Fact

Plan Commission Action:  Recommended Approval to the Village Board w/ Conditions

Requests to rezone the property commonly known as 5921 Madison Street from the R-1 Single-Family District to the R-3 Single-Family District, an amendment to Planned Unit Development Ordinance No. A-454-10-95 to permit the modification of the approved Subdivision Plat for the purpose of consolidating an adjacent parcel with Lot 5 of the Ruth Lake Ridge Subdivision.  The petitioner is seeking the amendment for the purpose of increasing the floor area of the existing single-family residence at 9 Clubside Court.

D.                 Z-26-2007; 15W320 North Frontage Road (Elvis Limousine) – Text Amendment, Special Use, Variations and Findings of Fact

Public Hearing Cancelled Due to Improper Legal Notice - Anticipated Future Consideration Date is January 21, 2008.  Call Village Staff for Future Hearing Date

Requests a text amendment to Section VIII.C.2 of the Village of Burr Ridge Zoning Ordinance to add “Livery Service” or such other similar description as may be deemed appropriate by the Plan Commission as a special use in the B-2 Business District, to seek a special use to allow the use of 2 existing buildings for a limousine company with outdoor parking of commercial vehicles, to seek a special use in accordance with Section IV.J.2 of the Zoning Ordinance for the existing fence enclosing the parking area to the rear of the existing building within the required corner side yard and the following variations from the Village of Burr Ridge Zoning Ordinance: (1) A variation from Section IV.E of the Zoning Ordinance to allow 2 buildings on the lot, rather than one building per lot; (2) A variation from Section VIII.C.6 of the Zoning Ordinance to allow two existing buildings to remain that do not comply with the minimum 40 foot front yard setback and the transitional rear yard setback of 50 feet along yards abutting a residential district; (3) A variation from Section XI.C.11 of the Zoning Ordinance for the continued use of an existing parking area that does not comply with the required perimeter landscape area adjacent to a residential zone of 30 feet, and a perimeter landscape area of at least 15 feet between parking areas and the front and corner side lot lines, and a perimeter landscape area of 8 feet between parking areas and the interior side lot line.

VII.    ADJOURNMENT

PLEASE NOTE: All recommendations from the Plan Commission are advisory and are submitted to the Mayor and Board of Trustees for their review and final action.  Any item being voted on at this Plan Commission meeting will be forwarded to the Mayor and Board of Trustees for consideration at their December 10, 2007 Regular Meeting beginning at 7:00 P.M.  The Plan Commission’s representative for the December 10, 2007 Board of Trustees meeting is Commissioner Perri. _______________________________
