III.             PUBLIC HEARINGS    

A.                 Z-20-2007; 16W129 83rd Street (Community Support Services) – Text Amendment, Special Uses, Variation and Findings of Fact          

Plan Commission Action:  Recommended Approval to the Village Board w/ Conditions

           Requests to amend the Zoning Ordinance to add “dog day care and boarding facility” or such other similar description as may be deemed appropriate by the Plan Commission as a special use in the GI General Industrial District, to seek a special use approval to permit a dog day care and boarding facility and outdoor dog run including associated grooming and training services, to seek special use approval for a retail use accessory to either a permitted use or a special use, to seek a special use in accordance with Section IV.J.2 of the Zoning Ordinance for an 8’ fence enclosing said dog run in a non-residence district, and to seek a variation from Section XI.D.7 of the Zoning Ordinance to allow an industrial building between 10,001 and 40,000 square feet to have one loading berth all for the property commonly known as 16W129 83rd Street.

B.                 PC-08-2007: 9400 Garfield Avenue (Rustic Acres); Comprehensive Plan Amendment

Plan Commission Action:  Recommended Approval to the Village Board

Consideration of a recommendation to amend the Comprehensive Plan to designate the Village-owned property known as Rustic Acres for future residential development rather than the existing designation as open space.

C.                 Z-21-2007; 8501 Kingery Highway (Falco) – Special Use and Findings of Fact

Plan Commission Action:  Continued to the December 3, 2007 Plan Commission Meeting

Requests the following zoning reviews and approvals relative to the Burr Ridge Zoning Ordinance: special use approval as per Section VIII.C.2.aa to add an outdoor dining area to the existing Falco’s Restaurant; special use approval as per Section VIII.C.2.p to construct a new, freestanding restaurant  with a drive-through restaurant; a variation from Section XI.C.11.a.2.a to reduce the landscaping yard between a parking lot and a residential property line from 30 feet to 22 feet; a variation or amendment to Section IV.E.1 to allow multiple buildings on a single parcel or to allow a B-2 Planned Unit Development on a 3 acre property rather than the required 5 acres for a Planned Unit Development; all of which is to seek site plan approval as per Section VIII.A.9 for the construction of a retail strip center and a freestanding restaurant on the existing B-2 District property all for the property commonly known as 8501 Kingery Highway.

D.                Z-22-2007; 7045, 7055, & 7065 Veterans Boulevard (Veterans Blvd. Investors LLC) – Special Use and Findings of Fact

Plan Commission Action:  Recommended Approval to the Village Board

Requests an amendment the Fair Oaks Phase 2 Final Planned Unit Development Ordinance No. A-834-20-05 to consider permitting the addition of 3 parking spaces near the front entry to the parking area for Phase 2 at the property commonly known as 7045, 7055, and 7065 Veterans Boulevard.

VI.       FUTURE SCHEDULED MEETINGS

A.               November 19, 2007:  The following public hearings have been scheduled:

  ·        Z-23-2007; 8331 Meadowbrook Drive and 16W273 - 16W347 83rd Street (Woodland Park LLC) – Special Use and Findings of Fact

  ·        Z-24-2007; 10S521 Route 83 (Melecki) – Rezoning Upon Annexation and Findings of Fact

B.               December 3, 2007:  The filing deadline for this meeting is November 12, 2007. 

VII.    ADJOURNMENT

PLEASE NOTE: All recommendations from the Plan Commission are advisory and are submitted to the Mayor and Board of Trustees for their review and final action.  Any item being voted on at this Plan Commission meeting will be forwarded to the Mayor and Board of Trustees for consideration at their November 12, 2007 Regular Meeting beginning at 7:00 P.M.  The Plan Commission’s representative for the November 12, 2007 Board of Trustees meeting is Commissioner Cronin. _______________________________
